THE BUYING PROCESS

Whether a new home or existing, we can help you with the buying process! Here is our simple step by step guide to help you get started.

Pre-Approval

The first step in the search for your home is to know what you can afford in a home. Some buyers can pay all cash, but applying for a loan is most common. If a mortgage is how you will be financing your home, it is good practice to speak to 2-3 lenders to find out what the best loan rate is that you can get and for what amount. This will help best prepare you for the offers that we will help you with.

The Home Search

Once you know what you can afford, it is time to talk to us about what you are looking for such as city, square footage, non-negotiables, etc. We will send you homes that are within your parameters and then set up house tours to help you find your dream home!

Offers and Negotiations

Our job is to get you your dream home at the best price. We specialize in handcrafting your offer. To be clear, writing an offer on a home IS NOT  just sending a piece of paper with a big number on it. Writing an offer requires experience, a knowledge of the immediate market, knowledge of what the current owners of your soon-to-be home are looking for (price/fast close/no home sale contingency), knowledge of what terms are best for you, a tactful dialogue with the listing agent, a clear understanding of your financial situation from your lender, and multiple other factors.

Inspection, Appraisal, & Financing

Once your offer has been accepted, we will enter into the inspection period. ​We will help you by scheduling an inspection with a professional home inspector to make sure your home is good to go. You will want to be completing your loan application in as timely of a manner as possible. In the meantime, your loan officer will be scheduling an appraisal to make sure your home is worth what you offered. During all this time, the lender will be doing their financial underwriting to get you clear to close.

Closing

Once all the contingencies have been completed and you are fully underwritten, you will get a clear to close letter from your lender. Then, a few days later, you will sit down at the closing table with us, sign your documents and be the incredibly happy owners of a new home!
