The first step in the selling process is to establish a price for your home. We are here to give our professional suggestions based off of a home walkthrough and comparative market analysis. We want you to get the best price possible at the right time to help you sell your home. We will help you prepare your home to look its best to sell when it goes to the market. Some of the best steps to take are decluttering, freshening up the landscape, getting the house professionally cleaned, and fixing any obviously dirty or damaged aspects of the home.

Listing

This is where your home will be listed on the MLS. We will market your home to help you get it sold. This ranges from online marketing, open houses, reaching out to our personal network, and more!

Negotiate Offers

We will help you by negotiating the best contract possible for your home. We will explain and clearly walk you through all the contingencies a buyers contract may have. We know what is important for you!

With that knowledge we can compare all the benefits and negatives of different offers during a multiple offer situation. We also will walk you through counter offers to get you the terms you desire!

Inspection, Appraisal, & Buyer Financing

These are all common contingencies where the buyer is being qualified for and qualifying the home purchase. During the inspection period, buyers will be doing their due diligence to make sure the home is in good working condition.

The appraisal, if necessary, will be performed by a lender-ordered professional to make sure the home's value meets or exceeds the price that the buyer offered.

The main final hurdle is the buyers financial underwriting period. During the buyer financing period the lender is doing his or her due diligence to make sure the buyer qualifies for the loan to purchase the home.

Closing

This is the final step in the home selling process where all the final boxes are checked. Our goal is for you to do as little as possible while being kept up to date on all the relevant steps. The closing day is the final culmination of the exciting process of selling your home. 

At the closing table, you and the buyer will sign the closing documents. (Generally at different times of the day). Once the title company ensures that all the numbers line up, you will get a lovely check from the proceeds of your home!
